Terms of service
Last revised: October 30, 2026. Operator: F-Keys Creative LLC, a Florida limited liability company ("the operator"). "You" means the person using the service.
1. What the service does
The service reads public records about one property and compares them with what a listing says, as you enter it. Each report lists facts with the public source and the date each source was read, and marks each comparison as Match, Mismatch or Unverified. It relays the public record and nothing more.
2. What the service does not do
- It is not an appraisal and gives no opinion of value or price.
- It is not a home inspection, survey, wind-mitigation inspection, or four-point inspection.
- It is not a title search, title insurance, or a lien search of the official records.
- It is not legal, lending, insurance, tax or real estate advice, and it does not say whether to buy or what to offer.
- It does not report on people. Owners appear only as a type of entity, such as an individual, an LLC, or a bank or trustee.
3. The records can be wrong
Public records can lag, contain errors, or be unavailable when a report is built. When a source does not answer, the report marks the facts that depend on it as Unverified. Before you rely on any fact, confirm it with the office that keeps the record. The report names that office for every fact.
4. How listing information is used
The listing claims in a report are what you typed. The service never opens a listing website. When you paste a listing link, the service reads only the street address from the text of the link.
5. Your use of reports
- A report is for your own decision about one property. You may share it with your agent, lender, inspector, insurer or attorney.
- You may not use a report, or the service, to screen tenants, employees or applicants, to decide anyone's credit or insurance eligibility, or to contact, market to or harass a property owner.
- You may not use the service in a way that discriminates on the basis of any class protected by the federal Fair Housing Act or Florida law.
- You may not copy the service's records in bulk, run automated queries against it, or try to get around its access controls or daily limits.
6. Agent subscriptions and branding
When payments exist, an agent subscription may add the agent's name and contact line to reports. The agent is responsible for that branding and for any license disclosures the agent's own rules require. The report's facts, sources, dates and disclaimer cannot be edited or removed.
7. Payments
A report costs $29.99, plus sales tax where it applies, paid once by card through a secure checkout after you confirm the property and before the report is built. Nothing recurs. For 30 days from payment, the report's public records are checked daily; when one changes, the report updates, keeps the earlier version, and you get an email. If a report you paid for fails to build, open its link again to build it at no charge; if it still fails, write to hello@f-keys.com and the payment is refunded in full. A report that built is not refunded.
8. Corrections
If you find a fact that does not match its source, write to hello@f-keys.com with the report ID and the record. The operator checks the correction against the source and reissues the report when the source supports it.
9. No warranty
The service is provided as is. The operator does not promise that any record is complete, current or correct, or that any source will be available.
10. Limit of liability
To the extent the law allows, the operator's total liability for any claim about a report is limited to the amount you paid for that report.
11. Florida law
These terms are governed by Florida law. Venue for any dispute is Charlotte County, Florida.
12. Changes
The operator may change these terms. The date at the top shows the latest version, and a change does not apply to a report built before it.
